Rent Requirements

Our 3 major requirements include but are not limited to:

* 3 times the monthly rent in income

*1 year of good rental history

*No evictions in the past 5 years

Income Sources

We require several weeks of your most recent paycheck stubs. We do NOT accept letters from employers.

To prove employment the prospect must have pay stubs or tax returns showing income of the required amount.   We also accept government assistance like SSI, disability, and EBT as a source of income. We do not accept unemployment checks or child support as income, do to a high level of volatility and temporary status. We need to verify at least 3 times the monthly rent in income. NET. So if the rent is $700/month we have to prove $2100 in income per month after taxes (and any other payments or fees) are taken out.

Rental History

We require a good, stable rental history dating back at least 12 months. You must provide your landlord’s name and information on the rental application. Prior to calling the landlord listed on the application, we pull up tax records (public records) to verify who actually owns the property. When we call your landlord, in order to do a rental verification, we ask if you have paid rent on time, if you have given notice of moving, and if they would re-rent to you.

Credit Report

We pull credit using a service called LeasingDesk.  Simply put it is a credit pulling service made for landlords and property managers.  LeasingDesk is widely used in the industry because of its reputation for being able to show and provide information on all evictions and collections from landlords both past and present.  We check your credit report to make sure that there are no evictions in the past 5 years.  We also look for patterns of recently missed payments and unpaid utility bills.
**We do not limit ourselves to being strictly confined to these requirements.  We do take into account the entire big picture.  If there is a way to approve you with certain conditions in place we will make every attempt (within reason) to find a way to rent you the house you desire.  Our goal is to get you approved and rent our houses!
