It is up to the property owner if they would like the attorney to go after a judgment on the tenant. We have only had a few leases that exceeded the security deposit.

Each adult tenant over the age of 18 in the household must pay a $35 application fee*.  The fee for placing a tenant is first months rent. This is charged to the owner. *plus processing fee

We contact the previous/current landlord(s) (verify tax records to make sure they are the actual owner). Next, we verify income is three times the rent amount. Credit scores can vary based on the property condition/rent range, but we do look at credit score (typically we are looking for the 600-700 range)
