We pay out using software and ACH. Typically 5-7 days after the tenant has paid rent.  It takes the ACH payments from the tenants 3-4 days to clear our account.  We pay out several times a month.  We try to get it to you ASAP.

We take 10% of the rent owed with a minimum of $50. This is added on the 6th of the month.

You get the late fee and pet fee is held in escrow until the end of lease. We keep the NSF fee (since FS Houses is charged a fee).

Yes – when it’s time to re-rent the unit.  We will let you know what the rent should be and if you made any upgrades how it would increase rent. Typically we do not raise the rent for lease-renewals.
